Clausonnes Estate is well known for its beauty, its peace, quietness and safety. The parcelling out of the estate has been bounded in a Free Syndical Association, made by an ordinance from the Prefecture of Alpes Maritimes , January 15, 1952. The real estate has been divided in 125 lots, at present the property of 115 co-owners. A Syndical Council elected by the General Board of Owners, and a syndic, are managing the Association.
There are two roads to access the domain, both of them electrical gated with remote control, and video monitoring. Patrols are carried out by a specialized company.

There is a Green Zone of 48 hectares of land where building is forbidden extending from the river La Brague to the Estate itself. It belongs (in joint possession) to the 18 resident bordering on that Green Zone, of which the SCI Le Casaou is part for 2/18ème. It is a natural wooded area crossed by a forest road going to the river, giving way to a great many hiking trails inside the Departmental Park of La Brague Valley.

Communicating Roads, from the Clausonnes Estate, Nice Côte d’Azur Airport can be reached in less than half an hour, more particularly when choosing to get through the A8-E80 motorway, at ten minutes from the Estate. Antibes is a 6 km-drive, Cannes 17 kms. A well organized public bus system is operational.

For common house supplies, most shops are available in Biot, as well as large-scale distribution brand available not far.

The SCI Le Casaou is a Civil Real Estate Property of family type, which owns the lot n° 136 (4.758 sq.m.) and the lot n° 145 (5.631 sq.m.) next to it.
The villa for sale is on n° 136, next to n° 145, which is an unoccupied land with possibility to build on.

This land to build is entitled with a Town Planning Certificate issued by the Mayor of Biot, January 27, 2005. The habitable surface allowed can be up to 675 square meters (5.631 sq.m. x 0,12) for a house with sea view, an outside swimming-pool, etc. Car access from the road going to La Brague , and a back entrance 361 chemin des Orangers.

Buying option : The buyer of the lot n° 136 with its land and villa will get in the same time a buying option on the lot to build n° 145.

The selling price is without furniture except those set on walls.
